Located on the site of the former Seaview Hotel
Seaview Residences, a luxury apartment complex on South Church Street, recehad its groundbreaking this month.
According to the developer, Paul Aiken, the development will comprise 18 oceanfront apartments, of between 1,800 and 3,000 square feet, selling for US$1 million to US$1.5 million.
The original plan was for 23 apartments, but based on feedback from purchasers, the developer decided to increase the size of the floor plans and reduce the development.
Mr. Aiken of RE/MAX Cayman Islands, the exclusive broker for the project, added that the increased size of the floor plans and the boutique nature of the development was a major attraction.
Located on the site of the former Seaview Hotel, The mention of the former structure still elicits emotional reactions in some, he said, which is why he was keen to see something special built in its place.
‘I, like most Caymanians, have fond memories of the old Seaview; this site has a lot of history but I am glad to see that such a sophisticated development will take its place on what is one of the finest locations on the island,’ he said.
The project was designed by Derek Serpell and Eduardo Bernal of local architectural firm Kariba and is being built by Arch & Godfrey. Building is expected to be completed within 14-16 months, added Aiken, ‘barring any unforeseen circumstances’, owners will be able to move in next May or June, he remarked.
Among several features which will make the Seaview Residences unique, added Mr. Aiken are folding glass walls in each living room and master bedroom as well as balconies with glass railings, all of which are intended to make use of the exceptional views, the release contends.
‘When you sit in your living room or bedroom you can look out at an unobstructed view of the Caribbean ocean,’ Aiken pointed out, adding, ‘The Seaview Residences boast some of the most unique layouts and features that I have ever seen in my 15 years as a realtor.’
Eight different layouts are available, with some apartments including private elevator access directly into the living room and all apartments have multiple ocean terraces. The development consists of 2 and 3 bedroom apartments as well as two amazing three level penthouses.
Hurricane protection has also been considered with the ground floor set a minimum of 15 feet above sea level. The complex will come with an infinity edge pool set within lush tropical landscaping.
The finishing within each apartment is top-of-the-line with granite countertops, custom made hardwood cabinets, designer kitchen appliances and travertine tiles.
Mr. Aiken is excited about the project. ‘The Seaview Residences represent the next generation of developments in Cayman with half of the apartments already having been sold to local residents and purchasers from all over the world.’
