RE/MAX sales associate Michael Joseph understands that global economic pressures have engendered a paradigm shift in the Cayman real estate market, which now requires successful brokers to be proactive in matching the right buyer to the right seller, and sometimes to the right third-party investor as well.
Michael is the listing agent for many quality properties across the real estate spectrum, and he emphasises that property owners should do whatever they can to protect their investment through regular maintenance and sensible improvements.
Relatively minor things – such as power washing, painting soffits, properly insulating the roof, and putting reflective film on windows facing west – can ensure that a home maintains its contemporary feel and can add major value to the property upon resale, Michael said.
Michael is also pleased to represent new projects with developers who are dynamic in their approach to the market, realising that buyers now demand attributes such as excellent elevation above sea level, insulated concrete foam, irrigated gardens and energy-saving features.
Once seen as premium ‘extras’, those types of characteristics are fast becoming the standard that differentiates properties when buyers are making a decision.
Michael is working with the developer of Seaview Residences and the still-under-construction Oceana, both of which are luxury condominiums on South Church Street with views of George Town Harbour.
He also is agent for Spinnakers at Red Bay, which is the first portion of a multi-phase development across 65 acres. The planned development will offer the market a little bit of everything, from one-bedroom units to six-bedroom houses, with plots fronting North Sound, canals or even an inland lake.
Michael officially joined the Real Estate industry in mid 2003 and finds himself amidst Cayman’s evolving and rapidly developing market.
Michael was raised in Cayman, educated in the UK, France, Spain and the United States. This would explain his fluency in three languages which caters tremendously to foreign investors.
After gaining degrees in both Advertising and International Business he represented the Cayman Islands in the 1996 Olympic Games in Atlanta on the “Formula One” of sailing boats, the Tornado Catamaran.
Along with this extraordinary experience and with his past employment in Private Banking and Advertising Marketing Communications, he has proven to be a well-rounded and multi tasking Associate.
A former finalist for the Young Caymanian Leadership Award, Michael has numerous banking, legal, and architectural contacts in Cayman and has the resources in most other jurisdictions also.
With his strong work ethic, efficiency, attention to detail, local knowledge and personality has proved to be a solid asset in RE/MAX Cayman Islands and the industry as a whole.
He was awarded the RE/MAX Platinum Club for accomplishments in sales from 2004-2008, the Chairman’s Club from 2009-2011 and is also a proud member of the RE/MAX Hall of Fame and has the Lifetime Achievement award.
