Historical view for new homeowners

A new development near Pedro St James will offer a truly historical vista for residents.

St. James Court has great views of Cayman’s most noted landmark – the 18th century castle – right from the front yard.

The location should prove an ideal choice for many buyers, as it is still relatively quiet and unspoilt, yet with an increasing number of amenities.

Savannah Primary School is nearby and Countryside Shopping Village eliminates the need for last-minute runs into town, though the drive will be shortened once the new bypass is complete.

Tersh Broderick, already well-known as the man behind World Gym, is turning his business sense to developing property. The site itself inspired him to create St James Court.

By limiting it to just 10 units, set on an acre of land, Broderick has ensured owners will benefit from additional living space as well as greater privacy in the grounds.

Each unit has three bedrooms and three bathrooms, all of which are en suite. High-end fittings such as granite counters, crown mouldings and travertine tiled floors are included for the homes all costing CI$325,000.

‘It’s a unique development in that the island is saturated with two-bedroom townhouses and I am offering all three-bedroom homes. It is aimed at young, professional families,’ he says.

Each stand-alone house has 1,900 square feet of living space and the master bedroom has an ocean view on the second storey. These homes are situated higher than most comparable places, since the development is located on land at one of the highest points in the whole of Grand Cayman.

At 33 feet above sea level there will be no threat from storm surges. St James Court is across the road from the coast, rather than being on it directly, and with the foundations another five feet above ground level, it is well protected from flood water.

Of the 10 units in the development, work is well under way on the first phase of four, with the foundations in place and block work going up.

These homes will be completed in November of this year and already all of the first phase properties have been sold. Buyers at the moment will still be able to express preferences regarding colours and other fixtures and fittings, with upgrades available.

The remaining six units, which are all still available, are marketing currently. They are targeted for completion in March 2009 and there will be no further phases in the development.

The exterior has a Mediterranean feel with stone walls, warm colours and landscaped gardens. The swimming pool, which is set between the condos and the coastline, will have a tropical rock pool, surrounded by lush greenery.

Broderick also ensured that every home has land on both sides and a backyard. ‘Most developers try to maximise the use of the land,’ he points out, ‘but I want to create a quality development with more open spaces.’

In fact, Broderick is so enthusiastic about the project, he will be living there and says he will be able to offer hands-on quality control. ‘I’ll be on site to make sure everything is done to the standards I expect.’
