
A $95 million project to bring a 10-storey apartment complex to the heart of George Town goes before the Central Planning Authority this week.
The proposal, from Legoland Development, includes 162 apartments in a high-rise building provisionally called ‘The Eldemire’.
There were no objections from neighbours when the plans were advertised. The CPA is expected to consider the appropriateness of such a large residential project in that area when it meets Tuesday.
The site, on Boilers Road, which runs from the waterfront to the Esso gas station on the corner of Walkers Road, is currently home to a much smaller residential community.
The project is the second 10-storey proposal for the capital. One GT, close by on Goring Avenue, is midway through development.
There is no indication in the developer’s statement to the planing authority of the likely price range of the apartments at ‘The Eldemire’.
But Legoland places the project as being in sync with government’s plans to revitalise George Town.

‘Life and vibrancy’
“We want to bring life and vibrancy back to our capital,” it states, referencing plans by government to create new parks, amenities and walkable areas within George Town.
“Proposing the allowable 10 stories to be of residential apartments is the best way to give back to Caymanians the opportunity to enjoy the beautiful plans developed by government… 162 families living at The Eldemire will bring life to George Town.”
Despite being the home of government, multiple businesses, the port and a significant shopping district, George Town needs “dense residential ventures to enhance its life”, the developers add.
“The Eldemire looks to change George Town into the vibrant, bustling community it should be.
“We believe, like the Government, that there is an opportunity to turn this around.
“The residents of The Eldemire will contribute to this flourishment of the city preserving our history, balancing development with conservation initiatives and people’s needs to quality living close to services and work.”
Notes from the planning department on the agenda papers indicate a maximum height of 150 feet will be allowed for the building.
“The applicant is proposing a total of 162 units and 189 bedrooms and the Authority should determine if this level of density is appropriate for the site and area,” it adds.
