The skyline of Camana Bay is set to be transformed once again with the addition of a second 10-storey office block.
The Central Planning Authority has granted planning permission to Dart’s development arm – Cayman Shores Development – to go ahead with the $87 million project.
It will be built directly south of the current 10-storey office building, 60 Nexus Way, which opened last year in the Grand Cayman shopping and entertainment district.
The proposal was discussed at the 22 Nov., 2023, meeting of the authority. It received no public objections.
In minutes of the meeting, the authority said permission was granted because the project complies with the Development and Planning Regulations.
It also complies with the development standards contained within the ‘Camana Bay Planned Area Development’ planning statement.
The block will contain offices, a restaurant and 2,871 square feet of retail on the ground floor.
It complies with the Camana Bay shared parking scheme, the developer said. There will be a day surplus of 116 parking spaces and an evening or weekend surplus of 2,829 spaces.
The authority previously granted Cayman Shores Development permission to temporarily create 276 carpark spaces to be used during the build as other spaces are displaced.
60 Nexus Way
Cayman’s first 10-storey commercial building, 60 Nexus Way, officially opened in Camana Bay on 20 April 2023.
Among the first tenants were legal firm Appleby, technology-focused investment company Block.one, professional services firm Deloitte, and reinsurance firm North End RE.
The building was designed in collaboration with Dart’s in-house design team and Texas-based Lake|Flato.
It won Best Office Development in the Americas at the 2023 International Property Awards.
“At 10 storeys, we’re building up rather than out,” said Dart vice president commercial, Chris Lennon, at the time.
“This is an example of our drive for sustainability. Increased density reduces sprawl and delivers greater efficiency, conserving resources.”
The building has more than 200,000 square feet of office space, 9,000 square feet of ground floor retail space, and a rooftop terrace.
Construction on Camana Bay’s first 10-storey building was completed in 2022. Kapok is a residential block containing 89 apartments located opposite Foster’s supermarket.
